Selling your site lease as part of a 1031 exchange. We work within the exchange your advisors set up.

Some owners sell their cell site to us and use a 1031 exchange to put the proceeds into another property. We can work within the confines of a 1031 exchange. Whether an exchange is right for you is a question for your tax and legal advisors, and we do not give tax or legal advice.

Questions

What owners ask about this.

More answers are on our questions page.

Will a sale to you qualify for a 1031 exchange?

That is a question for your tax advisor and your attorney, because the answer depends on your circumstances and on the interest you sell. We do not give tax or legal advice. Once your advisors have set up the exchange, we work within it.

Can the closing be arranged around my exchange?

Yes. Tell us at the start that you plan an exchange, and we will arrange the closing to fit its timing and its requirements.

How is the offer determined?

We look at the lease terms, how much term remains, and the rent currently being paid. As each deal is unique in its own right, there may be additional factors taken into consideration, but primarily, the offer we extend to you will rest on those three things.

Are there any costs to me?

We cover the closing costs. Transfer taxes and recording fees, where a county charges them, typically remain with the seller. There is no fee for an offer, and nothing is owed to us if you decide not to proceed.

A written offer gives you a number to weigh.

It takes about two minutes. A copy of your lease lets us prepare a complete offer, and no phone number is required.
