We acquire the ground beneath digital infrastructure.

Method Infrastructure acquires the leases, easements, and land beneath digital infrastructure, from cell towers and antenna sites to billboards and energy projects. You receive a lump-sum payment at closing. The equipment remains in place.

It takes about two minutes. How it works

Method Infrastructure

In most transactions, you keep your property. We acquire the lease. Every transaction begins with a written offer, and the terms in that offer are the terms at closing.

The transaction

You sell the interest beneath your tower, antenna site, billboard, or energy project, or the tower itself, and you are paid at closing. The equipment stays where it is, and nothing changes for the tenant.

How we work

Our team has worked on ground lease transactions with every major U.S. wireless carrier and tower company. Our team has closed hundreds of millions of dollars in digital infrastructure real estate transaction volume, with transactions made in every state. Along the way we have dealt with nearly every form of lease, easement, and purchase agreement used in the industry. We acquire interests in all fifty states. We explain each term of an offer before you sign.

If you have heard from us

If we have contacted you about your property, here is how to confirm it.

  • Our emails come only from addresses ending in @methodinfra.com.
  • You can write to hello [at] methodinfra [dot] com and we will confirm whether a letter or call came from us.
  • Ask us how we identified your property and what we are offering. You will get a direct answer.

What we acquire

These are the interests we acquire most often.

Most often that means the lease beneath a tower or an antenna site on a rooftop, steeple, or water tank. The same transaction applies to billboards, energy projects, and rights of way. Each is purchased for a lump-sum payment.

What we acquire

  • The equipment stays where it is, and the tenant continues to operate as before.
  • In most transactions, you continue to own the land or the building.
  • Offers are based on the lease terms, how much term remains, and the rent currently being paid. As each deal is unique in its own right, there may be additional factors taken into consideration, but primarily, the offer we extend to you will rest on those three things.

We also acquire the leases beneath billboards, solar, wind, and battery storage projects, and private rights of way, including private railroad corridors. If your property produces income under some other long-term agreement, tell us about it.

Process

The process runs the same way every time, from offer to funding.

Because the steps never change, you always know where the transaction stands and what comes next.

  1. Introduction

You tell us about the property and share a copy of the lease. We confirm whether the site is one we would acquire.

  2. Offer

We prepare a written offer, based primarily on the lease terms, how much term remains, and the rent currently being paid, then go through it with you line by line.

  3. Diligence

We review the lease and the title. The terms you accepted do not change between the offer and the closing table.

  4. Closing and funding

As a matter of practice, closings are conducted through a title company, which handles the documents and the funds. You are paid in immediately available funds when the transaction closes, and we cover the closing costs.

Questions

These are the questions owners ask us most.

If yours is not among them, write to us and we will answer it.

All questions

How did you obtain my information?

Antenna sites are registered with the Federal Communications Commission, and property ownership is recorded at the county. We compare the two to identify properties that carry digital infrastructure, which is how we found yours.

Do I keep my land or my building?

In most transactions, yes. We acquire the lease or an easement over the site, so the land or the building stays in your name.

Wouldn’t I make more by keeping the rent?

Sometimes, and it depends on what happens over the remaining term. Most site leases allow the tenant to reduce the rent or leave on short notice, and the rent arrives in small amounts over many years. A sale turns that uncertain stream into a known amount today. Which is better depends on your plans, so we give you the number and encourage you to compare the two with your advisor.

What happens to the tower or the antennas?

Nothing changes on the ground or on the roof. The equipment stays where it is, and the tenant keeps operating under the same agreement it has today.

Are there any costs to me?

We cover the closing costs. Transfer taxes and recording fees, where a county charges them, typically remain with the seller. There is no fee for an offer, and nothing is owed to us if you decide not to proceed.

Tell us where the property is. We will prepare an offer.

We go through every term with you before you sign, and the terms you accept are the terms you will see at closing. If you would rather begin with a question, write to hello [at] methodinfra [dot] com.

It takes about two minutes. A copy of your lease lets us prepare a complete offer, and no phone number is required.
